How Tricore Team
Deliver The Project

From the first site visit to handing back the keys, every phase ends with a tangible output: a document, an approval, or a signed-off milestone. Clear progress, no ambiguity.

The Programme

The Delivery Timeline

Durations below are typical planning ranges for a UAE project. The single biggest variable is how early the approvals track starts, which is why we open it in parallel with design rather than after it.

Why approvals run in parallel: treating them as a sequential step after design routinely adds four to six weeks of dead site time: paid rent, no revenue. We submit the week design freezes.
Phase by Phase

What Actually Happens

Each phase ends with something you can hold: a document, an approval, or a signed-off stage.

01

Concept & Feasibility

A detailed site survey followed by a realistic assessment of what the existing shell can support: structurally, spatially, and in services. This is where problems are cheap to solve.

Site survey Feasibility notes Indicative programme
02

Design & Drawings

Architectural, MEP and joinery developed together, not in sequence. All interfaces coordinated upfront to ensure the design is buildable, compliant, and ready for authority submission.

Coordinated drawings MEP layouts Equipment schedule Priced scope
03

Authority Approvals

Submissions launched in parallel with design development, not after. This approach protects the programme and removes weeks of avoidable downtime.

Permit submissions Landlord NOC Authority approvals
04

Construction & MEP

Trades sequenced so no team is waiting on another. Weekly progress reporting with photos keeps stakeholders informed and the programme fully transparent.

05

Testing, Snagging & Handover

Systems commissioned, snags resolved, documentation complete. A handover that is genuinely ready to open, not a phase that drifts.

Approvals

The Approvals We Handle

Which of these apply depends on your sector, emirate and zone. We confirm the exact route for your project at feasibility stage, before anything is designed around an assumption.

01Landlord

Landlord / Mall Fit-Out Approval

Concept and detailed design approvals, covering shopfront lines, ceiling voids, working hours and materials.

02Municipality

Building & Fit-Out Permit

Approval depends on the location of the project: the emirate, municipality, or other development authority or free-zone regulator.

03Food Safety

Kitchen Layout & Food Safety

F&B only. Flow separation, wash-up sequence, cold-room siting and finish specs.

04Civil Defence

Fire Alarm, Fire Fighting & Special Systems

Fire detection, fighting and suppression systems, specialized systems, escape routing and material ratings.

05Utilities

Power & Water Connection

We check the requirements of the project and obtain the utilities approval accordingly.

06Gas

LPG / Natural Gas Approval

Separate submission, inspection and certification from Civil Defence or the Department of Energy before any cooking line is commissioned.

07Signage

Signage Permit

Signage permits from the Land Department, subject to landlord and street requirements.

08Final

Final Inspections

Final inspections handled with the authorities, landlords, client and maintenance team before you are cleared.

Authority names, jurisdiction and durations vary by emirate and by zone. This page describes our delivery method, not a regulatory guarantee. Your specific route is confirmed in writing at feasibility stage.
